What is design/build?
Design/Build is an integrated process where all of the responsibility for the entire remodeling project lay in the hands of a single company. The design team & building professionals work side by side here in our offices which saves time & money.
What are the benefits of design/build?
Professional Design Help:
Our in-house professional design staff is always available Monday thru Saturday at our showroom, in person, by phone or by email. Our design staff not only designs your space & details but also helps you make selections, gather samples & escorts you to other design recourses as necessary. The whole experience is fun and exciting.
Guaranteed Fixed Price:
The total budget for your project will be set quickly long before construction begins. The result is a "fixed price" with no hidden costs or change orders. The final price includes everything: Design services, materials, permits, fees & all building trades. How is this done? Having the design team and the general contractor in the same location allows for convenient communication, efficient planning and accurate cost analysis.
For example, imagine working with our designer on a particular aspect of your project. You both develop a brilliant idea but are not sure of the cost. You will both be able to turn to one of our project managers for an instant solution allowing you to fulfill your desires and remain within budget. You won't have to send plans across town and wait for days for an answer.
Faster Project Completion:
Every day our designers & building professionals work here in our offices to craft & manage your project with ease and efficiency. Products and materials are delivered here to our showroom warehouse and checked by both the design staff and project managers. The various trades and craftsmen have a central location to meet with the key professionals involved in your project. Everyone has access to schedules and critical timetables. This results in your project being completed on time and much quicker than the usual or traditional "across town" project planning and construction routine. Design/Build will cross the finish line first every time.
Definite Peace of Mind:
We take care of all details in-house. Our design staff prepares all architectural drawings needed for construction and the permit process. The in-house project managers then review the drawings with our design staff, obtain all building permits and manage all inspection appointments. All of the craftsmen, project managers and design staff work together every day to make your project exciting, fun and successful. You are free to work or play without concern for design supervision & project management from beginning to end.How do I start my design/build project with Custom Kitchens?
We Invite You To Visit Our Showroom
First we ask you to visit our showroom to browse our displays & slide show of previous work. This will give you an idea of the quality & scope of our projects.In-Home Consultation
Next we make an appointment to visit your home to look at the project. Any photos from magazines, lists of wants & needs are helpful at this time to give us a clear & concise direction you'd like to take your project. We would discuss the scope & budget with approximate ballpark figures.Design Agreement
If you'd like to proceed with us, we would sign a Design Retainer Agreement to start the process of design, consultation & estimating for an hourly negotiated fee. This would include photography, measuring the existing site, designing sketches & ideas based on our consultation. A design meeting is then arranged to discuss these ideas, estimates, relevant photos & possible material choices. We would then provide you with a realistic cost estimate, with possible cost options & alternatives.Finalizing the Design
If you decide to proceed with the project, we would need to add additional hours of design to create actual architectural working drawings (floor plans, elevations, details & electrical/mechanical). We would work together toward a contract including detailed scope of work & selections of all materials. Upon signature of contract to perform the work, the cost of the Design Retainer Agreement is credited back toward the contract price. It is part of our service however if you decide not to use us, we are compensated for our time & you would receive any copies of our original sketches or drawings.
How long does the design process take?
This depends upon the size of the project. We will quickly provide you with a timeframe once the scope of the project has been defined.
How do you charge for design services?
Our initial in-home consultation is free.
We will need to visit your home to determine the scope of the project. At that time we will provide you with a negotiated hourly design agreement. What kinds of services does Custom Kitchens offer besides kitchen & bath remodeling?
